Maple Ridge

Maple Ridge is located in the north-west section of the Fraser Valley, between the Fraser River and Golden Ears Provincial Park.

The city straddles the Fraser Valley and Metro Vancouver regions, with easy access to downtown Vancouver as well as to Highway 1, 7, 11 and 17 and the United States border.

Investment Advantages

The city boasts a diversified local economy anchored by advanced manufacturing, professional services, technology, construction and the creative industries. Businesses are drawn by our lower business costs, affordable real estate, skilled local workforce, and the high quality of life the city has to offer their employees. 

Maple Ridge also remains a very attractive destination for start-ups and growing businesses looking for additional space and access to skilled labour. The city has a large, highly skilled workforce with pronounced strengths in skilled trades, healthcare and business services. This community has one of the fastest growing and youngest populations in the region – just over two-thirds of residents are in their prime working years (15-64).

By far its strongest sector, advanced manufacturing in Maple Ridge is driven by 159 businesses, many of which specialize in wood product, fabricated metal, and machinery manufacturing. The percentage of businesses focused on advanced manufacturing in Maple Ridge exceeds the provincial average, making it a suitable location for competitive businesses with skilled workforces. 

Affordability and Growth

Maple Ridge has been one of the fastest growing communities in Metro Vancouver for over a decade, increasing its population by 10.8% over the past five years. This is due in part to having some of the most affordable commercial and residential real estate in Metro Vancouver. In addition, the city has recently identified 1,000 acres of potential new employment land. 

Information and Communications Technology

Boasting strong computer systems design and motion picture sectors, Maple Ridge is an ideal location for information and communications companies to establish offices. The added benefit of maximized tax credits and beautiful scenery only increases its potential as a production and tech city. Maple Ridge is the only community in the Fraser Valley with a concentration of ICT businesses on par with the provincial average.

We can provide detailed information about the community, specific properties, and help guide you through the development and application process. We can also arrange pre-application meetings where you can discuss key elements of your business with staff from the Planning, Building, Engineering and Fire departments.

The city’s online GIS site selector tool provides information on available commercial real estate, as well as a wealth of demographic and statistical information on the community. 

  • The Land Development Application Viewer provides information on all active development applications in Maple Ridge, including links to Council reports and video streams of Council meetings where these applications were discussed. 
  • Ridgeview provides property-level information including zoning designations, property size, topography, the location of public infrastructure and more.

Investment Opportunities

Lougheed Transit Corridor

Located along the Lougheed Highway between 200 Street and 223 Street is the main entrance to Maple Ridge from Metro Vancouver. This area has been designated as a Frequent Transit Development Corridor in TransLink’s Transport 2050 strategic plan as a location for future investment in rapid transit development through exclusive lanes for light rail or bus travel.

The City of Maple Ridge is developing a new area plan to complement Translink’s investment in this area by allowing increased density and additional commercial and light industrial development along this corridor. This area is the perfect location for technology, professional and business services, and advanced manufacturers.

Yennadon Employment Lands

The Yennadon Lands are a 63-acre group of properties designated for employment uses. These properties are located near 128 Avenue and 232 Street, approximately 10 minutes from the Golden Ears Bridge.

This new greenfield employment area is ideally suited for technology, light manufacturing and professional services offices. The site has excellent connectivity to Metro Vancouver, Highway 17, and the USA border.  

Kanaka Business Park / 256 Street Industrial Area

The Kanaka Business Park and 256 Street industrial areas are located at the north end of 256 Street and are home to a growing number of emerging advanced manufacturing, construction and light industrial businesses. These areas are especially attractive for small start-up businesses looking for space to grow.

This area features a wide range of options for small and emerging businesses including leasing and strata options in existing buildings to greenfield development sites that can be built to suit your needs. 

Lifestyle

Maple Ridge boasts an active, family-oriented “lifestyle” community that offers affordable real estate, proximity to Metro Vancouver, and easy access to a wide variety of recreational activities.
