Mission

Located on the north side of the Fraser River, the City of Mission is a community of approximately 44,000 and is located on the unceded, ancestral, and shared territory of the Sto:lo People, specifically Kwantlen, Leq’a:mel, Matsqui, and Sq’éwlets territories.

Investment Advantages

This is a very interesting and exciting time for Mission. The landscape is literally changing and current investment interest associated with commercial, industrial, recreational, and residential investment is very active.  

A significant reason for this activity is that Mission is forecast to double in population over the next 30 years. The growth that is visibly moving from Metro Vancouver into the Fraser Valley is evident and keeping pace with this is the need for places to live, work, and play.

Mission is one of the only communities in the region that still has a tremendous amount of land identified and readily available to build homes. This investment activity is driving growth throughout the community. 

Agriculture and Agritech 

The ALR ensures Mission’s agricultural lands are protected, fostering significant Agri-Business opportunities. Mission’s adjacent rural area has:

  • Farming manufacturers
  • Fertilizer facilities
  • Environmental services
  • Advanced dairy production

Advanced Manufacturing 

There are a number of unique advanced manufacturing businesses. They range from forestry-related businesses to chemicals, aerospace, metals manufacturing, and agricultural.  

Affordability and Growth 

Mission has the most affordable commercial and residential real estate in the Fraser Valley. The City has recently adopted an Employment Lands Strategy and anticipates over 100 acres of potential new employment land.

Business Opportunities

Businesses do occasionally come up for sale and tend to be small businesses that are locally owned and operated. With a community that is under-serviced for retail products, there is significant potential for new business owners to better serve Mission.

Commercial Space & Purchasing Land

Commercial and industrial space is currently difficult to find, with the exception of new retail and professional space being available in our largest outdoor mall – Mission Junction. A new mall, Outlook Village, is nearing completion and will offer new retail and professional space for lease as well. The proposed Mission Waterfront will also offer potential opportunities for business to relocate and grow. 

Industrial land is the most challenging requirement to satisfy, both in buildings and land. For those willing to lease, new opportunities are opening up inside the next 12 to 18 months as approximately 55 acres are coming on-line, and in the next 48 months, an additional 50 acres or more.  

Acquiring land in Mission, particularly for industrial, will require a lot of traditional door-knocking and potential land consolidation and rezoning to satisfy more immediate need. The council is very supportive of industrial land use applications.

Mission Waterfront

A 296-acre masterplan that provides a clear sense of revitalization development potential that encompasses industrial, commercial and residential investment potential over the next several decades.

Southwest Mission

A 3,400-acre master-planned community that will effectively double Mission’s population and existing urban footprint. The area has an experienced developer who owns 1,500 acres undertaking the master plan and the area represents 60+ years of residential and commercial development opportunity, as well as an accessible employment base.

Downtown Mission

The Mission Downtown Development Incentive Program is a package of incentives designed to assist with investment in commercial and residential development projects within the Downtown Core including taxation and fee related considerations, and flexibility on parking requirements and building height, as well as facade and signage improvements to both new and existing buildings.

Lifestyle

Mission affords its residents the opportunity for an active lifestyle in a friendly, laid-back atmosphere. The community is home to intricate trail systems suitable for both hiking and incredible mountain biking. Accessible lakes, trails, parks, and a Leisure Centre featuring an updated pool, fitness area, ice rinks, gymnasiums, and robust programming lend themselves to active families and outdoor enthusiasts. As the community grows, so do the opportunities to actively access the city with the plan for a 6.5 km multi-use greenway project.  

Mission is a friendly community that still holds some of the “small town” feel, while steadily experiencing growth.
